What boards need to know

A milestone inspection is the structural checkup Florida now requires for condominium and cooperative buildings three or more stories tall, generally at 30 years of age (and every 10 years after). The inspector reviews load-bearing walls, slabs, columns, waterproofing and life-safety systems. If Phase 1 finds substantial deterioration, a Phase 2 inspection with testing follows — and the repair clock starts.

Milestone Inspections — questions boards ask

What is the difference between Phase 1 and Phase 2?

Phase 1 is a visual examination by a licensed engineer or architect. If it identifies substantial structural deterioration, Phase 2 adds testing and analysis to define exactly what must be repaired and how urgently.

Who is allowed to perform a milestone inspection in Florida?

Only a Florida-licensed professional engineer or registered architect (or a firm under their direction) may perform and seal a milestone inspection report under Fla. Stat. 553.899.

What happens after we file the report?

Your local enforcement agency reviews it. If Phase 2 is required, deadlines for testing, permitting and repairs are set from the findings — which is why boards line up contractors and financing early.
